The South African market is following international trends by increasingly adopting home inspections as a standard due to problems experienced after purchasing a home.

Even the most experienced estate agent doesn’t have the training, expertise and experience of a Home Inspector and they realise an inspection reduces their liability and prevents ‘comebacks’ which do not bode well for customer relations.

A common misconception is that a Home Inspection will slow down or even lose a potential sale.

In actual fact (according to a survey of our customers) an inspection gives a buyer greater peace of mind when they have doubts and makes their decision to purchase easier.

For most people buying a house, it is normally the biggest purchase they will make in their lives, and they will appreciate it when an estate agent recommends our service.

It must also be made clear that Inspect-A-Home does not give appraisals or evaluations. We will never advise the client or even comment (or enquire) on the purchase price. And we will most definitely never advise a client to buy or not buy a property. We are not concerned with the price of a property and we don’t base our inspection price on the value of a property.

The smarter estate agents look at the home inspection as a time when they can shine for their clients. They use it as a way to build trust for homebuyers.

Reputable estate agents are recommending our service to their clients to validate the sale and give their clients peace of mind. Ultimately, both the estate agent and the inspector want the client to be informed and make a good decision.

So that potential homebuyers do not spend unnecessary money on home inspections, we advise them to make their offer to purchase “subject to a favourable inspection by Inspect-A-Home”. If their offer is accepted, we are called in to do an inspection. The inspection takes 2-3 hours on a standard 3 bedroom home and the report is produced within 72 hours. The report is confidential and issued to the client only. If the client wants to give copies of the report to the Estate Agent or seller, that is their prerogative, and can be supplied at no extra charge.

Estate agents, bond originators, banks, property managers and other property professionals, add value and build trust with their customers by recommending or subsidising a home inspection.
