The Value of a Property Inspection

A property inspection is a valuable tool when buying or even selling a property.

No property, new or old, is perfect and when faults are identified, Inspect-A-Home inspectors can suggest possible solutions and provide accurate costs for fixing problems.

The inspections are thorough, taking approximately 2-3 hours to completely inspect a standard 3 bedroom house, and the inspection covers every aspect of the property from roof to boundary walls.

The following areas/components are inspected, but are not necessarily limited to:

External: Roof, flashings, gutters, roof cavity, plumbing in the roof cavity, geyser installation compliance, eaves, super structure, windows, doors, balconies and patios.
Internal: Floor coverings, skirtings, windows, doors, walls, cupboards, fittings, cornices, ceilings. Bathrooms: shower, bath, basins, toilet, tiling, fittings.
Outbuildings etc.: Staff quarters, storerooms, garages, swimming pool, water runoff, storm water drainage, tennis courts, gates, retaining and boundary walls.

We not only report on apparent defects, but give preventative and maintenance advice too. If we find something that we know from experience will cause problems in the future, we will report on it and if our advice is followed, will save lots of money on future repair costs.

The fact that we provide accurate repair / rectification costing with our report is most useful in claiming against retainers (in the case of a new home) or budgeting for repairs (in the case of an existing home).

“A stitch in time saves nine” and “Prevention is better (and cheaper) than cure” rings very true for home maintenance and by bringing certain aspects to your attention, can save you thousands of rands and stress in unexpected future repairs.
