SELLERS – Pre- Sale Inspection

A pre-sale inspection is a professional, independent assessment of the structural condition of a property carried out before it is placed on the market.

Whether selling a residential home or a commercial building, this inspection allows sellers to understand the current condition of the structure, identify visible defects, and address potential concerns upfront.

By providing transparency and reducing uncertainty, a pre-sale inspection helps streamline the selling process, supports realistic pricing, and minimises the risk of unexpected issues arising during buyer negotiations.

Whether it is a RESIDENTIAL (primary residence, holiday home or rental investment) or COMMERCIAL (industrial, retail or an educational property) insist on a pre-sale inspection by Inspect-a-Home.

RESIDENTIAL INSPECTIONS

If you’re selling a residential property, a pre-sale inspection gives you a clear understanding of the current condition of your home before it goes on the market. This allows you to identify and address issues proactively, and provide potential buyers with a credible inspection report that builds trust.

A seller’s inspection can help you:

  • Understand the structural condition of the home BEFORE listing
  • Identify visible defects you may want to fix before marketing
  • Reduce surprises during buyer negotiations
  • Improve confidence in your asking price

Your inspection report will be tailored specifically to your property, highlighting structural concerns and potential maintenance issues that buyers should know about. It can be added to your Sellers Declaration form to ensure the buyer is fully informed of the state of the property. This transparency often speeds up the sale process and can reduce haggling over condition concerns.

COMMERCIAL INSPECTIONS

Selling a commercial building is a complex transaction, and a pre-sale commercial inspection can give you a significant advantage. Rather than waiting for buyers to commission their own inspection and discover issues later, a seller’s inspection enables you to understand the building’s structural condition beforehand.

With a commercial pre-sale inspection you can:

  • Identify structural issues or defects early
Decide whether to remedy significant concerns before listing
  • Prepare a detailed inspection report to share with prospective buyers
  • Improve buyer confidence and strengthen your marketing position

Your inspection report can be added to your Sellers Declaration form to ensure the buyer is fully informed of the state of the property. It reinforces transparency and can help smooth negotiations, especially with informed commercial property buyers who expect a high level of detail before committing.

Will the inspection involve drilling, lifting carpets, or removing finishes?

No. All pre-sale inspections are non-invasive and visual only. Inspectors do not drill, cut, lift fitted carpets, remove ceiling boards, or disturb finishes.

The inspection is limited to accessible areas and visible structural elements, ensuring no damage is caused to the property.

Do I have to fix everything identified in the inspection report before selling?

No. A pre-sale inspection does not obligate you to carry out repairs.

The report can be included with the seller’s disclosure or declaration, ensuring that all known structural issues are fully and transparently disclosed to potential buyers.

This helps protect the seller by demonstrating good faith and reducing the risk of disputes after the sale.

Do I need to be there during the inspection?

No. We can arrange access via the estate agent or property manager if required.

An inspection may take several hours and the inspector needs to concentrate on his inspection and documentation of his findings.

As a seller, you can bring to our attention any aspect that you have had repaired previously, or any concerns with the property.

The report will be comprehensive and easy enough for you to understand once received. We can also answer any questions you have regarding any aspect of the report.
